  • Conducting a full property inspection and report to include suggestions for improvements to enhance rental marketability, addressing safety and liability issues, and confirming inventory requirements and state and local code compliance
  • Marketing your home with our new, state of the art website, and additional postings on TripAdvisor and FlipKey, a poplar international and domestic vacation rental website
  • Qualifying prospective guests for properties that fit their needs, showing your home to qualified guests by appointment, securing rental contracts with substantial security deposits
  • Establishing a knowledgeable working relationship with guests that encourages good communication before, during and after their stay
  • Receiving and disbursing income, full accounts payables and receivables, generating all required tax forms and reports, generating monthly owner statements, all accounting done in house

  • PineCone Properties sign placed on site
  • Full property inspection with report, suggestions for improvements to enhance marketability, addressing safety and liability issues, and confirming state and local code compliance
  • Property showings to qualified applicants, processing rental applications through CheckPoint, most qualified applicant accepted
  • Lease signing, security deposit and rent collection, tenant move in and move out property report, rekeying of all locks, scheduling cleaning, basic maintenance and repair for home to be rent ready
  • Property inspections, once every six months to one year
  • Receiving and disbursing income, full accounts payables and receivables, generating all required tax forms and reports, generating monthly owner statements, all accounting done in house
  • Vendors hired carry proof of liability and workers compensation insurance when required and are appropriately licensed and/or bonded

Caretaking services are designed to offer home owners peace of mind as well as having a trusted local source to arrange for a variety of services. Our services are customized to fit your needs and budget, and start with weekly or bi-weekly inspections, inside and out. Our caretaking services can include:

  • First responder to alarm company
  • Full system checks, including appliances, plumbing, electronics, HVAC, and spa
  • Attend to vehicles on site
  • Attend to mail and trash receptacles
  • Arrange for regular service providers such as house keepers, gardeners, pest control
  • Schedule carpet, upholstery and window and detail cleaning services when needed
  • Schedule emergency and regular maintenance and repair services
  • Inspect all phases of work performed by vendors
  • Take care of deliveries and set up, shopping, floral arrangements, dry cleaning
  • All special requests considered

Tenant Placement Service is offered to the rental home owner who prefers to manage their property for the duration of a tenancy, but lets the professional broker find the best qualified tenant. Our placement service includes:
